Residential Building Permit (Dunedin) in Pinellas County
The City of Dunedin Community Development Department runs its own permitting program. The city uses a full-service online permitting system, Enterprise Permitting and Licensing (EP&L) by Tyler Technologies; permits are submitted, reviewed, and approved online through the Dunedin Citizen Self Service (CSS) Portal. Codes in force are the Florida Building Code 8th Edition (2023) and Florida Fire Prevention Code 8th Edition (2023). Note that the city's website is now at dunedin.gov (dunedingov.com redirects there).

Good to know
Community Development Department, 737 Louden Avenue, Suite 137, Dunedin, FL 34698; 727-298-3210, [email protected], Monday to Friday 8:00 a.m. to 4:30 p.m. Community Development Technicians: Alycia LePage 727-298-3188, Jennifer Jewel 727-298-3202, Shannon Lovewell 727-298-3203. The city does not publish a residential submittal checklist page; requirements surface in the portal application flow. SCOPE: this record covers one- and two-family (single-family and duplex) residential work. Commercial, multifamily and CONDOMINIUM buildings are a different permit path and can be priced differently, so do not apply these fees, checklists or exemptions to them. For a condominium, work on a common element such as the roof is normally the association's project, not an individual unit owner's. Confirm the commercial/multifamily fee with the city before relying on a number.
