For unincorporated Pinellas County, apply the parcel's actual zoning district before estimating whether a house, addition, pool, shed, or other improvement fits. The current Land Development Code lists common single-family district base standards. R-1: 9,500 square foot minimum lot, 80 foot width, 90 foot depth, 20 foot front structure setback, 6 foot interior side, 10 foot street side, 10 foot rear, and 35 foot maximum height. R-2: 7,500 square foot minimum lot, 70 foot width, 80 foot depth, with the same 20/6/10/10 foot structure setbacks and 35 foot height. R-3: 6,000 square foot minimum lot, 60 foot width, 80 foot depth, the same base setbacks, and 35 foot height. R-4 single-family detached: 5,000 square foot minimum lot, 50 foot width, 80 foot depth, 20 foot front, 6 foot interior side, 10 foot street side, 10 foot rear, and 35 foot height. The code states that overlays, development master plans, conditional overlays, setback measurement rules, and supplemental use standards can supersede these base numbers. Residential maximum impervious surface ratio is generally 0.75 in these districts. Use the parcel zoning and any adopted plan or overlay before presenting final dimensions.
