Miami-Dade requires permits for new structures, additions, pools, many exterior repairs, roofing, windows and doors, and regulated electrical, plumbing, gas and mechanical work. Some work is exempt from a building permit, but an exemption does not automatically remove zoning or other agency requirements. Beginning July 1, 2026, certain qualifying projects valued under $7,500 may qualify for a simplified building-permit exemption; eligibility and limitations apply. The County publishes a separate Permit Exemptions page and a Zoning Improvement Permit process for work that is exempt from the Florida Building Code but still needs zoning review. County permit instructions apply to unincorporated properties; incorporated properties must use the municipality's building authority. unverified
