Zoning Variances, Special Uses, and Rezoning in Lee County

Standard zoning rules do not fit every property or project. Variances, special uses, rezoning, planned development, hearings, or appeals may be the path when the normal district rules do not authorize what you want to do.

Variance, special-use and other zoning-relief procedures are governed by the authority serving the exact site. Lee County Zoning publishes County applications, public hearing and land-development standards; the cities, Village and Town maintain their own local planning authority and rules. County staff or the local planning office should first verify jurisdiction, zoning district, permitted use and the applicable relief procedure. A variance is not a substitute for a use approval, development order, building permit or separate environmental authorization. StartFL has not certified parcel-level Lee County zoning results.
