For unincorporated Hillsborough parcels in a standard zoning district, the County Land Development Code controls permitted uses and base dimensional standards such as minimum lot area/width, yards, height, and building coverage. For common RSC districts the current standard table includes RSC-2, RSC-3, RSC-4, RSC-6, and RSC-9, but a parcel can be controlled by Planned Development conditions, a special/overlay district, a recorded zoning condition, a legal nonconformity, or other site-specific approval instead. When GIS reports PD or a nonstandard district, do not substitute an RSC table. When a standard district applies, StartFL may use the authoritative table for preliminary calculations but must still account for survey geometry, easements, floodplain, natural resources, and other parcel constraints.
