A shed, fence, deck, porch, or other accessory structure can raise building, zoning, setback, floodplain, tree, and property-maintenance requirements. County accessory-structure standards are not a universal substitute for city rules. Confirm jurisdiction and review the authority's current project checklist before buying materials or starting work. A structure with kitchen, sleeping, or sanitation facilities may be treated as a dwelling unit and needs separate zoning review. For unincorporated Hillsborough, the County has a dedicated residential accessory-structure checklist for structures over 150 square feet; the site plan must show property lines, setbacks, easements, conservation/wetland areas, affected trees, and the proposed structure. Smaller/exempt work still remains subject to zoning and other applicable rules.
