Neptune Beach building, zoning and variance path

Source references checked 2026-10-06. How we check sources

Neptune Beach's Planning & Community Development department processes building permits and inspections and administers zoning regulations, variance requests and commercial development review. Use its municipal Permits and Planning & Zoning pages for a confirmed Neptune Beach site. The Community Development Board hears variance applications and administrative appeals and reviews specified development matters. A zoning map or land-development code is guidance, not proof that a proposed project is approved. Keep these municipal steps separate from Jacksonville's JaxEPICS. Automated page access can return HTTP 403; the first-party indexed pages were reviewed, but StartFL does not automate permit records or quote a fee, current checklist or review time. Confirm current forms with the department if the page cannot be opened.

Duval local business tax receipts can involve a city and a municipality

Source references checked 2026-10-05. How we check sources

The Duval County Tax Collector's Local Business Tax Receipt page says businesses in Jacksonville Beach, Atlantic Beach, Neptune Beach or the Town of Baldwin must also obtain a municipal Local Business Tax. Do not tell those businesses that the consolidated City/County receipt replaces the additional municipal receipt. The correct classification, current requirements and fees depend on the business and should be checked on the official tax collector and municipality pages.
