Residential Building Permit (Pinellas Park)

City of Pinellas Park

The City of Pinellas Park runs its own building department. The Building Development Division of the Community Development Department performs permit plan reviews and inspections for construction inside city limits. Applications are submitted online through the city's Tyler Portico Plans, Permits and BTR Application Portal or in person at the permit counter at 6051 78th Avenue N; permit records, inspections, and contractor logins run through the Tyler EnerGov Civic Access portal. Note that the city website moved from pinellas-park.com to pinellaspark.gov.

Who needs this

Property owners and licensed contractors doing construction, additions, remodels, fences, roofs, pools, or trade work on residential property in the City of Pinellas Park. Permits are issued to licensed contractors, certified agents of a contractor with a signed and notarized Letter of Authorization, or owners of owner-occupied single-family residences (owner-builders complete an Owner / Occupant Affidavit).

Steps

  1. 1

Contractors: put insurance on file with the city first

Before applying, all contractors and companies must submit a Certificate of Insurance for General Liability and Workers Compensation (or a Workers Comp Exemption Certificate) to [email protected], with the certificate holder listed as City of Pinellas Park Building Development, 6051 78th Ave, Pinellas Park, FL 33781-1100. Contractors must hold a current state certified contractor's license and be licensed by the Pinellas County Construction Licensing Board.

  2. 2

    Prepare plans and documents

Residential building permits require signed and sealed architectural plans including details, product approval, and energy calculations. A complete permit set typically requires a minimum of three complete sets of building plans and five sets of site plans, including plot plans, foundation, floor, and roof-framing plans, cross sections, elevations, and energy and structural calculations. The application asks for a description of work, owner name, address and phone, project address, square footage, and job valuation.
